The article deals with the issue of price zoning and how to determine adjustments to real estate values using statistical methods in areas with underdeveloped real estate markets. Using the city of Totma, Vologda Oblast as an example, adjustments are shown by comparing cadastral values. Initial data was obtained from the public cadastre map on the Rosreestr website. Based on specific cadastral value indicators, coefficients were calculated for five groups of property types - land plots with various permitted uses and buildings. After categorizing properties within cadastral boundaries and calculating coefficients for changes in value based on location, the area was divided into five estimated zones. During the testing of the results, we calculated the coefficient of change in the value for two pairs of real estate objects, for which prices per square meter were known. The coefficients we obtained fell within the expected range, given the location of the properties.
