types of agricultural land, soil types and subtypes can be the same, but the grades of points are different. To date, when calculating the cadastral value of a land plot, the correction factors in accordance with Article 11 of the Land Code of the Republic of Kazakhstan take into account such factors as the size of the correction factor for increasing or decreasing should not exceed a double size; correction factors take into account the qualitative state of the land, its location, water supply, remoteness from service centers; correction coefficients take into account the state of the land plot by types of land and soil types is established on the basis of land cadastral maps, materials of soil, geobotanical, soil reclamation and other surveys.<\/p>\n To identify the problem, the article provided a calculation of the cadastral value of experimental land plots. At the beginning, the calculation of these plots was carried out according to the current methodology for determining the cadastral value of a land plot used in production at the moment. the approved basic rates of payment for the land plot were used in the calculation.<\/p>\n Therefore, that the cadastral (estimated) valuation is the most advantageous offer, based on the following factors:<\/p>\n Firstly, when determining the cadastral value of agricultural land, the main factor is the bonitet score of this land plot.<\/p>\n Secondly, the introduced scale of bonitet points not only determines the actual cadastral value of a land plot, but also eliminates social inequality between land users and owners, i.e., each individual or non-state legal entity makes an appropriate payment for the
