The concept of "sustainable development of territories" implies ensuring safety and favorable conditions for human life in the implementation of urban planning activities, limiting the negative impact of economic and other activities on the environment and ensuring the protection and rational use of natural resources in the interests of present and future generations. In this article, the level of urban planning use of the territory of the village of Moskovsky is assessed, the balance of the territory is given, and certain indicators are calculated. The problems of sustainable development of the territory of the settlement are identified, recommendations for their elimination are given. In the course of the research, the type of planning structure of the Moskovsky settlement of the Tyumensky district of the Tyumen region was determined – compact: the location of all functional zones of the settlement in a single perimeter. In the village of Moskovsky, estate housing development prevails (approximately 31% of the total area). In addition to the housing stock, it is necessary to take into account the social restrictions designed for comfortable and favorable living conditions in the settlement of Israel. Having analyzed the planning and cartographic material of the organization of land use on the territory, we can conclude that new houses are being erected on the site of individual residential construction. Based on the results of the analysis of land use, taking into account the rules of land use and development of the Moscow municipal formation of the Tyumen municipal district of the Tyumen region and the appointment of real estate objects in the recreational surveillance zone, a land plot for a sports and recreation complex was examined. A draft of a detailed planning of a land plot for a sports complex has been developed in order to develop the territory. The design of the sports complex was carried out in accordance with the entire standard of regulatory documents.
